The Urban Redevelopment Authority (URA) has unveiled its 2H2025 Government Land Sale (GLS) Programme, which features 10 new Confirmed List sites designed to enhance Singapore’s housing landscape. This latest initiative includes a diverse mix of residential developments aimed at addressing the city’s growing housing demands while also integrating commercial opportunities to foster vibrant communities.
Among the notable sites are two Executive Condo (EC) sites and three mixed-use developments that collectively promise to yield approximately 4,725 new homes. The first EC site is located at Woodlands Drive 17, covering an area of 2.7 hectares, with a potential yield of 560 homes. This site is set to launch in October, underscoring the URA’s commitment to creating affordable housing options amidst rising demand.
Additionally, the mixed-use site at Dover Road is particularly significant as it responds to the housing needs of the workforce in the nearby One-North area. This site is expected to yield 625 homes alongside 32,300 square feet of commercial space, effectively blending residential living with business facilities. Such integration is aimed at promoting a live-work-play environment, which is increasingly sought after in urban developments.
Another noteworthy site is located on Bukit Timah Road, which stands out as the smallest in this round, measuring only 0.59 hectares. This site is projected to yield 340 homes and marks the first new residential project in the Bukit Timah area since 2022. The introduction of new housing options in this well-established neighborhood is anticipated to attract interest from homebuyers looking for accessibility to the central region’s amenities.
The Dairy Farm Walk site, the largest among the new offerings at 3.06 hectares, is also of particular importance. It is projected to yield 500 homes and reflects the URA’s strategy of maximizing land efficiency while catering to the needs of potential residents. The last private project in this vicinity was launched in March 2023, highlighting the urgency and demand for new residential developments in the area.
