The Upper Thomson Road site (Parcel A) presents a unique opportunity, as it spans 262,875 square feet and is designed for approximately 595 residential units with provisions for commercial use on the first floor. This site is projected to attract up to two bidders, and top estimates are anticipated to be between $900 to $1,000 psf ppr. The mixed-use potential of the Upper Thomson site is particularly noteworthy, as it aligns with urban planning objectives to create integrated living environments that offer convenience and accessibility to both residential and commercial facilities.
The closing dates for the tenders are staggered; Dorset Road’s tender will close on October 9, followed by Upper Thomson Road on October 23, and Telok Blangah Road on November 4. These timelines allow developers to strategize their bids based on market conditions and site characteristics, fostering a competitive yet structured tendering process.
